The 5 Biggest Projects in Jeddah Right Now

Jeddah is the most active construction market in Saudi Arabia right now. Five landmark projects spanning a world-record tower, a canal city, a billion dollar luxury district, Saudi Arabia’s largest residential development, and a UNESCO heritage revitalisation  are being built simultaneously across the city. 01  Jeddah Tower — The World’s First Kilometre-Tall Building

Developer: Jeddah Economic Company (Kingdom Holding / Prince Al-Waleed bin Talal)  Architect: Adrian Smith + Gordon Gill Architecture  Completion: 2028

Jeddah Tower will surpass the Burj Khalifa to become the world’s tallest building at over 1,008 metres  the first structure in history to reach a full kilometre. Construction restarted in January 2025 after a seven year pause. By April 2026, the tower had surpassed its 100th floor and 400 metres of height, with a workforce of 5,200 advancing one floor every three to four days. Completion is targeted for August 2028.

02  Amaya — The Beverly Hills of Jeddah

Developer: Dar Global / Dar Al Arkan  Location: King Abdulaziz Road, central Jeddah  Value: US$1.5B+ (Trump-branded components)

Amaya is a 1,000,000-sqm mixed-use masterplan anchored by two Trump branded developments: Trump Tower Jeddah (47 floors, US$531M, on the Corniche) and Trump Plaza Jeddah US$1B+, within the masterplan. The district includes premium residences, serviced apartments, Grade-A offices, townhouses, and a Central Park-inspired green spine. In April 2026, Al Dahlawi Company for Contracting was appointed as main contractor.

03  Marafy (مرافئ) — Saudi Arabia’s First Canal City

Developer: ROSHN Group (PIF giga-project)  Location: Northern Jeddah  Capacity: 130,000 residents

Marafy is built around Saudi Arabia’s first-ever manmade navigable canal — 10.2 kilometres long and 100 metres wide — connecting to and extending Obhur Creek. ROSHN benchmarks the waterfront against Chicago, Stockholm, Hamburg, and central London. The development is served by water taxis, bus lines, a Metro Red Line station, and a direct canal link to King Abdulaziz International Airport. Construction is active; ROSHN secured a US$2.4B credit facility in October 2025.

04  Jawahir Al Arous (جواهر العروس) — Largest Private Residential Development in KSA

Location: Northern Jeddah  Area: 107M sqm  Plots: 80,000+  Investment: SAR 8 billion+

Launched in April 2026, Jawahir Al Arous is the largest private-sector residential development ever executed in Saudi Arabia. Spanning 107 million square metres north of Jeddah, it contains over 80,000 residential and commercial plots at a total investment exceeding SAR 8 billion. Main arterial roads are asphalted; electricity infrastructure commenced October 2025. Jeddah Municipality has incorporated the project into its comprehensive development plan. The scale of the build-out — roads, utilities, power distribution, commercial facilities — will sustain construction demand in northern Jeddah for a decade.

05  Al Balad — Revitalisation of Historic Jeddah

Developer: Al Balad Development Company (BDC) — wholly owned by PIF  Status: UNESCO World Heritage Site, active revitalisation

Launched by HRH Crown Prince Mohammed bin Salman under Vision 2030, the Jeddah Historic District programme transforms Al Balad’s coral-stone heritage quarter into a global tourism, culture, and business destination. BDC (founded October 2023) is the master developer. In 2024, three historic merchant houses — Jokhdar House, Al-Rayyis House, and Kedwan House — were restored and converted to luxury boutique hotels. The programme requires specialist engineering: sensitive MEP routing through heritage structures, acoustic management, fire protection, and utility systems compatible with UNESCO conservation standards.
